The Ladera Ranch Maintenance Corporation (LARMAC) is the Ladera Ranch homeowners association formed to manage, maintain and govern the LARMAC Property. LARMAC enforces its Governing Documents and imposes architectural control in the community. Each homeowner in the community is a Member of LARMAC. The LARMAC board of directors oversees its operations. Day-to-day activities are performed by the general manager and supervised by the LARMAC Board. Two essential committees assist the board of directors in overseeing its operations; the Aesthetic Review Committee, which has jurisdiction over design, development, aesthetics and the character of the community, and the Covenant Committee, which enforces the use restrictions of the community in accordance with the Governing Documents. [1]
The Board of Directors is elected to serve as its governing body in accordance with the community’s Bylaws and Covenants, Conditions & Restrictions (CC&Rs). The directors are elected annually at a general meeting of all property owners. They have a fiduciary responsibility to enforce all community guidelines according to the association’s legal charter, oversee that monies are properly budgeted, collected and spent, and set any new regulations when needed. Usually, they create several committees to assist in community decision-making (e.g., Aesthetic Review and Covenant Committees). Homeowners are encouraged to participate. LARMAC Directors serve three (3) year terms.
Board Bylaws#
The Board of Directors consists of five (5) Directors. The Board positions are for a term of three (3) years. Staggered terms of office were developed to ensure continuity of experienced officers serving on the Board at all times.
Election History#
DMB Ladera, the master developer, maintained at least three Directors on the Board, by appointment, until the termination of Class C voter power as defined in the LARMAC CC&Rs.
